. Planning have knocked back my plans for extension , so anyhow my games room / Study on the plans. is getting smaller and smaller , new plans attached ,, how many pins do you think I might be able to fit in here ?
the 2 storey side extension went past the chimney breast , and it had a angled wall 1 metre from the boundary , as per spec for a 2 storey building but they knocked it back because of the angled wall , saying the angled wall did not fit in with the existing residence and surrounding houses , in other words they want Boxes , , there is only one neighbor who would see this and they had no objections , just planning seem to be able to do what they want .
I talk with an architect quite regularly - planners are the bane of her life. Decisions seem to be all opinion based on loosely fitted planning laws... You can appeal these decisions, but it helps to have a nearby precedent and willing to wait a few months. If your appeal fails though, it can mean no building permission at all.
But my mate who is a property developer always told me that planning is a matter of law, not the opinion of a local civil servant. He appeals literally every planning decision that goes against him. Provided that your architect advised you properly in the first place, I would consider appealing it if I were you. A few feet here or there can make a huge difference to how you live - if your home is a long term keeper - and the incremental cost of building a slightly larger extension would likely be relatively modest.
